CP12 - Gas safety certificate

A landlord’s gas safety certificate is commonly referred to as a CP12. This stands for CORGI Proforma 12, and comes from the time when CORGI was the UK’s statutory gas safety body – nowadays, it is the Gas Safe Register.

Landlords must receive gas safety certificates once every 12 months, as outlined in the Gas Safety (Installation and Use) Regulations 1998. Gas Safe Registered engineers must issue these certificates and check all flues and pipework within the property, as well as any gas appliances that were supplied to the tenants.

Annual boiler servicing

Regular boiler servicing is vital to ensure that your boiler is running safely and efficiently. Poorly maintained or faulty boilers present a serious health risk to you and your family, because they can cause fatal carbon monoxide poisoning.

  • Our engineer will inspect your boiler and controls to make sure they are operating safely.
  • The inspection will include checking your boiler for corrosion and leaks.
  • Your boiler casing will be removed to check the functioning of its main components.
  • A gas pressure check will ensure your boiler is operating at the correct gas pressure.
  • A flue test will ensure that no unsafe emissions are being released from your boiler.
  • Your boiler’s parts will be cleaned as required.
  • Your boiler’s casing will be put back on and properly sealed.
  • Our engineer will leave a checklist with you including all of the relevant information you need about the safety of your boiler.

EICR - Electrical Periodic test

Every electrical installation deteriorates with use and age. You need to ensure that your tenant(s) – or anyone entering or using your property – are not put at risk, by ensuring that the electrical installation remains in a safe and serviceable condition.
A periodic inspection checks the condition of an existing electrical installation against BS 7671, the UK Standard for the safety of electrical installations. A periodic inspection should:

  • Discover if electrical circuits or equipment are overloaded
  • Identify potential electrical shock risks and fire hazards
  • Find any defective electrical work
  • Highlight any lack of earthing or bonding

For rented accommodation, the maximum period recommended between the initial inspection (when the installation was first put into service) and the first periodic inspection and test is five years.
Periods between subsequent inspections will depend on the condition of the installation at the time of the preceding inspection, but it is recommended that periodic inspection and testing is carried out at least every five years or at the end of a tenancy, whichever comes first.

Central heating powerflush

So how do you know if a system needs a powerflush?

Here are some symptoms to look out for.

  • Are certain rooms much colder than others?
  • Does it take a long time for system to warm up?
  • Are one or more radiators cold at the bottom?
  • Do radiators need frequent bleeding?
  • Is the boiler noisy?

A power flush cleans sludge from central heating systems fixing cold radiators and noisy boilers guaranteeing you a warmer home with improved hot water and reduced gas bills.
